CLIFTON PARK — State Police arrested a Mechanicville woman on multiple felony charges related to an alleged real estate fraud scheme involving a Halfmoon business.
Jean C. Maloney, 64, was arrested May 14 on charges of forgery in the second degree, possession of a forged instrument in the second degree, identity theft in the first degree, and falsifying business records in the first degree.
Troopers began investigating on May 8 after receiving a complaint from a Halfmoon business reporting possible fraud.
The investigation revealed that Maloney, owner of “21st Century Properties” and “Hanks Hollow Realty,” had allegedly been hired by the business to handle multiple real estate matters as a broker.
According to police, Maloney forged the victim’s signature on a real estate sale contract for a property owned by the business in Halfmoon without permission or authorization.
The alleged scheme would have resulted in the property being sold to Maloney, but authorities say the forged contract was discovered before the completion of the sale, preventing the transfer of the property title.
Investigators also determined Maloney had reportedly applied for a loan in September 2024, falsely listing herself as the owner of the property on the loan application.
Maloney surrendered herself to State Police in Clifton Park where she was processed and later arraigned at Halfmoon Town Court.
She was released on her own recognizance.
